Patta Transfer in Tamil Nadu: Documents and Online Steps

Patta transfer means changing the name of the land owner in the Revenue Department's records after a sale, gift, partition or inheritance. A registered deed with the Registration Department does not by itself guarantee that the revenue record shows the new owner. In Tamil Nadu, the record may sometimes update after registration; otherwise an application is made online on the State's e-Services portal.

Key points
  • Registration (Sub-Registrar) and patta (Revenue Department) are two separate records.
  • Patta, chitta, A-register and FMB each record different things about a land parcel.
  • Where patta does not update, the application is made through the Tamil Nadu e-Services portal, which links to the TamilNilam citizen service.
  • The registered deed, Encumbrance Certificate, previous patta and ID are commonly needed; inheritance cases need legal heir documents.
  • Application status can be checked online using the application number.

What is the difference between patta, chitta, A-register and FMB?

In plain terms: patta shows who is recorded as the owner, chitta lists the land's details in the village account, the A-register is the village-level register of land classification and extent, and the FMB is the field measurement sketch. The Tamil Nadu e-Services portal lists each as a separate "view" service (Tamil Nadu e-Services).

RecordWhat it generally shows
PattaOwner name, patta number, survey number, extent
ChittaVillage account extract of the land, with survey numbers and land type
A-registerVillage-wise register of land classification, extent and assessment
FMB (Field Measurement Book)Sketch of the survey field with boundaries and dimensions

These are general descriptions. What each record contains should be confirmed from the extract the portal shows for a survey number.

Does patta change automatically after registration?

In some cases the revenue record may be updated without a separate application, because registration and land records are linked. Whether that has happened for a particular property should be checked, not assumed. A few days after registering, view the patta on the e-Services portal; if the old owner's name still appears, apply for transfer.

Cases involving sub-division of a survey number, joint patta, partition or inheritance commonly need an application. The conditions for an automatic update are decided by the Revenue Department and are not stated here; confirm with the Taluk office or on the portal.

How do I apply for patta transfer online?

Go to the Tamil Nadu e-Services portal and choose the patta transfer service. The home page lists "Patta Transfer application" (பட்டா மாறுதல் விண்ணப்பிக்க), which links to the TamilNilam citizen service (Tamil Nadu e-Services). The portal also notes that patta transfer petitions can be submitted at a Common Service Centre.

  1. Open the portal. Open eservices.tn.gov.in and select the patta transfer application service, which links to the TamilNilam citizen service.
  2. Log in or register. Log in or register as a citizen user on the TamilNilam citizen service, following the on-screen method.
  3. Select the transfer type and enter details. Choose the type of transfer (for example sale or legal heir) and enter the registered document details and survey number, as the form asks.
  4. Upload documents. Upload the supporting documents listed on the screen.
  5. Submit and note the application number. Submit the application and keep the application number for tracking.
  6. Follow up. Check the application status; revenue officials may seek further documents or inspect the land before passing an order.

What documents are needed for patta transfer?

The service screens list the attachments required for each type of transfer, and that list should be treated as final. These documents are commonly involved:

  • Registered sale deed or other registered document (settlement, gift, partition)
  • Encumbrance Certificate (EC) for the period required; see the Encumbrance Certificate guide
  • Previous patta or chitta extract of the seller
  • Applicant's identity proof and mobile number
  • For inheritance: death certificate and legal heir documents, as the screen lists them
  • Sub-division documents or an FMB sketch where the land is part of a larger survey number

How do I check the status of my patta application?

Use the "Application status" (விண்ணப்ப நிலை) service on the e-Services portal with your application number. You can also view the patta, chitta and FMB details of a survey number on the same portal to see whether the new name has been updated (Tamil Nadu e-Services). Processing times and fees are shown on the portal at the time of application, so this article does not quote them.

What mistakes cause delays?

  • Name, survey number or extent differing between the sale deed, EC and existing patta
  • Applying before the deed registration details have reached the revenue system
  • Missing sub-division where only part of a survey number was purchased
  • Incomplete legal heir documents in inheritance cases
